All guests have to follow these rules at all times. These rules are strongly enforced and were developed out of necessity based on previous experiences and are meant to help you avoid any additional fees or fines. Any violation of house rule is grounds for immediate termination of your stay without refund.

MAIN RULES:
🔵 No smoking or vaping inside the home. In front of home ok if at least 10 feet of any main entrances, exits, and operable windows. No smoking in shared/common outdoor areas. Please dispose of your cigarette butts etc properly.
🔵 Dogs and cats are an extra $50. If you forgot to list your pet or the platform doesn’t add the fee automatically to your reservation, the fee will be sent to you in a separate request or through an alteration request. (Knowles House pet fee is $100.)
🔵 Two dogs or cats max. 60lb weight limit. Must be house trained.
🔵 Clean up after your pet and no pets on furniture/beds.
🔵 If there are any issues, please let us know right away.

A/C:
Turn off A/C when not in use. It helps the A/C function optimally when it is actually needed. We apologize in advance, if the outside temperature is extremely hot, the inside temp may not reach a super low temp. Example, it would be unreasonable to expect the A/C to cool down to 68 when it’s over 105 out.

Let us know if you need assistance using the thermostat. We also provide QR codes that can be scanned for instructions.

We have portable A/C units in Splash House & Knowles House. If there is a dehumidifier, in general it should be drained around every 4-8 hours.

AMENITIES AVAILABLE:
Your stay includes linens, bath towels, as well as a starting supply of essentials such as toilet paper, paper towels, laundry detergent, cleaning supplies, and basic toiletries. All the supplies stay with the home.

Please be respectful of bed sheets and towels. No pets on them. Let’s not use them to wipe up messes.

Makeup/foundation towels are to be used only for their intended purposes (Any makeup/foundation face medications/creams, and tanning products that permanently stain our regular towels will result in additional charges.)

Guests are not to wash laundry belonging to the home in order to hide stains. Unsalvageable linens/bath towels will be charged to the guest. Our Housekeeping team will wash all the laundry.

Occasionally we may leave consumables such as condiments or snacks. These are free and please indulge yourself to your desire. Ultimately, it is up to the guests' discretion and inspection to consume these items if they wish. The host does not take any responsibility for the consumables or any allergies that the guest might have.

Electric fireplace can be turned on by plugging in the cord and using the switch.

BBQ:
• We provide a gas BBQ and cleaning brush. Do not use wood or coal in it and please clean after use. If you run out of propane, you can find propane exchange locations at a nearby Winn Dixie, Publix, or Walmart. Do not dump out any oil or debris near the pool area. Use a container for any grease and dispose of the rest in the trash can. Otherwise it will contaminate the pool.
• Oreo Cottage & Sunset Cottage also has access to a charcoal BBQ

CHECK IN:
Self check-in starts at 4pm.

We do inventory prior to each reservation to ensure there are sufficient bath towels and starter supplies for each guest.

CHECK OUT:

🔵Checkout is STRICTLY 10:00 A.M. Late checkouts up to 11:00A.M. will be assessed a fee of $50 per hour. Please understand that we have to coordinate with our cleaners and we expect them to be there by about 10am. No checkouts beyond 11:00A.M. (Knowles House late fee is $100 per hour.)
🔵Turn off lights & thermostat, make sure all appliances are off, close windows, and lock doors. Front porch light may be left on.
🔵If your checkout date falls close to trash day, please bring the your trash and the large trash can to the curb. Large trash can is located on the side of the house. For Knowles House, bins are located in the back of the house behind a gate. (Trash pickup days are labeled on the trash cans.)

If your late checkout exceeds two hours we will charge you for an additional day. This does not award you possession of the property for an additional day, it is a penalty assessed for holding up our next guest and preventing our housekeeping team from doing their jobs. This additional day charge is the base rate of the room without discounts that may have been applied or the rate in which the next guest paid.

CLEANING:
If the house is damaged or dirty, in a condition beyond what a reasonable, courteous, guest would leave the home in, an additional cleaning fee will be assessed depending on the severity of the damage. The additional cleaning fee will be $100. We don’t expect guests to wash the linen or strip the beds.

DISCLAIMER:
We are not responsible for incidents during your stay. Children are welcome but our home is not child proof. It is your responsibility to care for your children.

FIREPIT: (applicable to Splash House only)
How to clean ashes out of a fire pit:
Scoop the ashes out of the fire pit the day after the fire pit is used.
Have a metal can on-hand for dumping the ashes in.
Douse ashes with water once they are collected in the metal bucket or can.

GUEST/OCCUPANCY LIMIT:
The occupancy limit for this property is posted on the listing website and inside the home. We must comply with local safety laws. Any additional guests above occupancy limit on the property will be automatically vacated for trespassing.

No unregistered guests/pets. The additional $15 guest fee policy will be applied to unregistered guests for the entire reservation period. Paid booking means that you selected the correct number of guests at the time of booking.

Sunset Cottage - 6 guests maximum with paid booking
Oreo Cottage - 6 guests maximum with paid booking
Splash House - 8 guests maximum with paid booking
Knowles Main House - 10 guests maximum with paid booking
Knowles Guest House - 6 guests maximum with paid booking
Knowles Entire House -16 guests maximum with paid booking

ISSUES:
If you are expecting perfection. It doesn’t exist. If you are looking for issues, you will find them. For example, we do not move out our fridge and stove for every cleaning. With that being said, please send us a helpful message to let us know immediately of any issues or if something is malfunctioning so it can be rectified. Sometimes things come up unexpectedly. We ask for your flexibility and understanding as we do our best to resolve things.

If you have a reasonable complaint about any aspect of the property, upon addressing this complaint to Airbnb and/or to us, you are authorizing us to enter the property and fix the stated issue to solve the problem. We don't need permission to access the property if there is something that you deem unsuitable or if it is an emergency that needs remedy. We will do our best to provide advance notice if possible.

All damages or missing items resulting from your stay will be billed to you.

LAUNDRY:
Yes you can use our washer and dryer.

LAWN SERVICE:
Is typically done weekly on Tuesdays or Wednesdays depending on weather and our servicer’s schedule. Please do not be alarmed if you see someone maintaining the front and backyard. Service generally takes between 30 - 60 minutes.

LONGER STAYS (of 28 days or more):
• Will require a lease agreement before checking in or to extend reservation. In some cases a deposit and additional cleaning fee may be required.
• We have extra batteries for remotes and door lock as well as extra air filters in case they need to be changed during your stay.

LOST & FOUND:
We will automatically hold onto anything we find left behind for up to 2 weeks after your stay. Contact us right away if you are missing anything. If we have it, we will coordinate how to get it back to you. If it is an item you do not want back, let us know so we can make note of that. Guest to provide a prepaid shipping label for the item to be returned.

MOSQUITO LAMPS:
I don’t know about you but I get eaten alive by mosquitoes. If there is one, it will find me. Hope this lamp helps you as much as it helps me. Please keep them out of reach of your children. If you need to clean out the bugs that were zapped, you twist off the bottom. I recommend doing it over a trash can.

NOISE RESTRICTIONS:
• Quiet time is between 9pm-7am. (Sorry, I hate this rule too. On the bright side, you don’t have to whisper but no partying either. We don’t want neighbors to complain and ruin our day.)
• No loud noises above 72 decibels between 7am-6pm. This is a city ordinance we must comply with. Please be respectful of our neighbors. Some have young napping kids and some work from home.
• No parties or events. Unauthorized parties or events will receive a $1,000 fine.

PARKING:
Park in your designated area. Do not park in a neighbor’s driveway or block their parking. We are not responsible for any towing fees or theft. Maximum of 2 is car allowed.

PET RULES: (For dog friendly homes)
• Two pets max. 60lb weight limit.
• Pets are an extra $50 per reservation and the fee will be sent to you in a separate request or through an alteration request. Knowles House/Guest House pet fee is $100 per reservation.
• Not allowed on furniture, must be house trained, doesn’t mark the house, doesn’t dig up the backyard, doesn’t chew on furniture.
• No new puppies due to teething issues unless they are crated.
• Guests are expected to pick up all dog poop right away/daily. Especially in shared areas out of courtesy for others. No one likes to accidentally step on dog poop.
• We provide a scoop, spade, and pan for your convenience. If it starts to get gross, please hose/clean it off.
• We do not provide pet supplies so please bring your own so that your pets are comfortable.
• No dogs in the pool.
• Pets are not to be left unattended for long periods of time.
• Dogs must be leashed when outside of the home and in shared spaces for the safety of others.
• Let us know if you are planning on bringing any pets.
• If your pet(s) have a strong odor or lots of hair/fur that they leave behind, an additional $100 cleaning fee will be charged.

POOL: (Splash House & Knowles House/Guest House only)
• If your accommodation has a pool, do not touch or adjust the pool equipment. Anyone caught doing so will result in a $1,000 fine or the cost of damage incurred if applicable. Equipment can break with improper handling and is extremely expensive to repair.
• No diving, the pool is shallow. About 3 feet on the low end and 5 feet on the deeper end.
• No glass in the backyard or pool. We provide reusable plastic cups and dishes for your convenience. If anything breaks back there, notify us right away for the safety of other guests. If we have to schedule an emergency cleaning due to not following rules, that will be billed to you after your stay.
• Do not leave minors in the pool unattended.
• Use of pool toys is up to your discretion. We are not responsible for the safety of you or your children.
• Pool is not heated but there are pool lights that you can use.
• Please wash off all makeup, lotions, sunblock, sun tanning lotions etc before entering the pool. This will help keep the pool clean, fresh, and enjoyable during your stay.
• We have a pool scooper that you can use. Be careful not to scratch or scrape the pool. It was recently refinished.
• Our pool cleaner maintains the pool once a week and it takes about 20 minutes. Service days are typically Tuesday/Wednesday but can vary due to weather and their schedule so do not be alarmed if you see someone maintaining the pool.
• We have a pool vacuum in the garage at Splash House for guests that want to use it to maintain the pool in between service visits or for longer stays. Please use it as instructed to prevent damage.
• Knowles House/Guest House does have a pool heater. If used we have to pass along the cost to heat the pool.

SHARED AREAS:
No nudity in the pool area at Knowles House/Guest House.

SMOKING:
NO SMOKING OR VAPING of any kind in the house or on the premises. I’m sensitive to the smell of it and have young children. Smoking can leave residue behind in many places that can’t be seen such as vents, ducts, walls, and furniture. This also leaves the house in a condition not suitable for the next guests. If there’s any smell inside of the home, our cleaners will charge a $500 remediation fee to clean out the smell which we will pass on to you. Febreeze does not cover up the smell. Please just don’t smoke/vape!!

If your stay is longer and you notice that the water level is low, please add water to the pool so that the pool has enough water to circulate through to the filter. About 3-3.5 tiles down.

TRASH:
To help us keep away rodents and cleaning costs reasonable, try to avoid leaving food out which can attract critters or create maggots. Large trash bins are located on the side of the house.

Sunset Cottage: Please move large trash bin to curb if your stay is on a Monday or Thursday.
Oreo Cottage: Please move large trash bin to curb if your stay is on a Monday or Thursday.
Splash House: Please move large trash bin to curb if your stay is on a Sunday or Wednesday.

In Florida and many other tropical environments, it’s very common to see insects, critters, and reptiles. We do our best to keep them out with quarterly service but they may occasionally sneak in or into the property. It happens and unfortunately some things are just out of our control. Please be understanding of that. Let us know if you notice something and we will have someone come out to inspect or service as soon as possible.

FEES:
Broken, damaged, or missing items will result in additional charges.
Prices are available for items you wish to purchase or take home.

• $500 cleaning fee if there is smoking inside or on the property.
• $50 per hour Late Checkout Fee. (Knowles House/Guest House is $100 per hour.) See checkout policy.
• $Price of the room for the day with no discounted rate (Base Rate) or the price that the next guest paid if the late checkout exceeds 2 hours. Whichever is higher of the two.
• $300 Smart Lock replacement if our smart lock equipment is damaged. Yes, these locks are pricey and hard to find. Not to mention the time needed to have a handyman come out to replace it.
• $1,000 fine for parties or events. Sorry, Airbnb, VRBO, our city does not allow them.
• $250 or actual charge by authorities for downloading illegal content with our internet. Whichever is higher.
• $100 pet odor removal/cleaning fee if your pet has a strong odor that they leave behind.

MISCELLANEOUS:
• Locals should contact the host before booking.
• No illegal activities and weapons of any kind.
• Do not flush anything other than toilet paper down the toilets. Not even flushable wipes!
• No eating or drinking in the bedrooms.
• No shoes on the couch or couch pillows.
• Do not log out of our Netflix. We leave it on for other guests.
• No urinating in outdoor areas. Especially where there are shared areas and a neighbor can see you. It could be considered public nudity or exposure. Need I say more?...
• Do not rearrange indoor and outdoor furniture.
• Do not touch the water heater or attempt to adjust the water heater temperature.
• No downloading or illegal content using our internet. You will be responsible for any and all fines/penalties associated with that. Which may be $250+
• You may plug in your gaming system into our tv but do not change the TV settings.
• No glitter or confetti.
• We have a clean couch cover in the closet if you need it to help protect the furniture from your pet. Please wash and replace after use.
• Stays longer than 28 days are required to have an occasional cleaning or house check.
• We will respond as fast as possible but please note that I also work full time and have young children. Unless there’s a death or emergency, my response hours are usually between 11am-9pm EST
• Please do NOT book if you have a special request or are looking for a special exception. Please wait for a response first prior to booking.
• If one of our packages arrives during your stay please just bring them in, leave them inside a closet, & let me know. Thank you.
